What does business-purpose financing mean?
The funds are used for a business or investment purpose rather than a personal, family, or household purpose. Typical examples include acquiring or improving an investment property, funding a renovation or build, or accessing equity in owned real property for a business use. The stated purpose is part of every scenario review.

What property and transaction types does OC Private Money review?
Business-purpose transactions secured by real property: bridge situations, fix and flip, construction, commercial real estate, non-owner-occupied investment property, land and development, and business-purpose cash-out.

What information should I provide initially?
Property address or city and state, property type, requested amount, estimated value, the business purpose of the funds, your exit or repayment plan, and your timeline. That is normally enough to have a useful first conversation. We do not ask for Social Security numbers, tax returns, bank statements, or credit-card information at this stage.

Why do exit strategy and timeline matter so much?
Private capital is generally shorter-term than institutional financing, so how the loan is repaid — a sale, a refinance, or completion of a project — is as important as the collateral itself. A clear, realistic exit makes a scenario easier for a lending professional to evaluate.

What happens after an introduction is made?
The independent lending professional takes over the process. They request documentation, complete their own review and underwriting, and decide whether and on what terms to proceed. We stay reachable to help coordinate.

Does OC Private Money make the final lending decision?
No. OC Private Money evaluates and organizes financing scenarios and may introduce qualified prospective borrowers to independent lending professionals. It does not underwrite, approve, fund, or service loans.

Does submitting a scenario guarantee approval?
No. Submission of information is not a loan application, a commitment, or a guarantee of financing. All financing is subject to lender review, underwriting, approval, documentation, and applicable terms.

Do you handle owner-occupied or consumer-purpose loans?
No. Consumer-purpose and owner-occupied residential financing is outside the scope of what OC Private Money reviews. If that is what you need, a licensed residential mortgage professional is the right starting point.
